How Much Will The Rent Be?

property evaluationThe first thing a new landlord wants to know is how much rent can he or she get for their property. I prepare a CMA (Comparative Market Analysis) to establish an average rent possible.

I then personally inspect the property to evaluate the neighborhood location and condition, then age and condition of the subject property. All of this information factors into getting the right monthly income for your rental property

Using this information I can get a very accurate idea of a market rate for a monthly rate for the property.

Property Upgrades

If an owner has a budget and a vision for updating and upgrading a property then I advise on where the dollars should go to get the largest increase in rent.

Prospective Tenants

In our area, the military presence accounts for roughly a third of the Colorado Springs economy. This provides us with a highly mobile population. We also enjoy a higher per capita income.

Approximately 36% of the citizens in the Colorado Springs area are renters. We enjoy strong rents, high demand for rentals, and a tight supply.
